Using the Rehab Estimator in DealMachine
Estimate repair and carrying costs on an individual property lead, then review how your assumptions affect the deal analysis. The Rehab Estimator organizes inputs; it does not verify repair prices or predict a sale.
Open the estimator
- Open an individual property lead in DealMachine.
- Find Property Analysis Tools.
- Choose Rehab Estimator.
Enter your assumptions
- Review the repair categories: kitchen, bathrooms, flooring, paint, roof, HVAC, and other.
- Enter your estimate for each category using the scope of work and local labor and material prices.
- Set the purchase price and estimated after-repair value (ARV).
- Enter monthly holding costs and the number of months you expect to hold the property.
- Enter selling costs as a percentage.
The tool page's example uses $51,000 in repairs, a $420,000 purchase price, a $497,279 estimated sale price, $4,200 monthly holding costs for six months, and 8% selling costs. With those inputs, it displays $25,200 in holding costs, $39,782 in selling costs, $535,982 total costs, -$38,703 estimated net profit, -7.2% ROI, and -7.8% profit margin. These are sample assumptions, not a recommended budget or a forecast.
Read the estimate
Review total rehab cost, holding costs, selling costs, total costs, estimated sale price, net profit, ROI, and profit margin. The displayed formulas are: total rehab cost is the sum of repair categories; total costs add purchase, rehab, holding, and selling costs; net profit is ARV minus total costs; ROI is net profit divided by total costs.
Change an assumption to see how the estimate changes. Verify repair scope and prices, comparable sales, holding period, and local selling costs independently before relying on the result. This is an estimate based on the values you enter, not a contractor bid or investment recommendation.
Cost
The public tool and product guidance reviewed for this guide do not state a separate credit or fee for using the Rehab Estimator. Confirm any account-specific access or charges in your DealMachine account; this guide does not assume the feature is free.
