DealMachine vs REsimpli: A Feature-by-Feature Comparison

DealMachine and REsimpli are both built for real estate investors, but they come at the job from different directions. REsimpli started as a CRM and added lead generation tools over time. DealMachine was built around finding leads and contacting property owners, with CRM features woven into that same workflow.

I work at DealMachine, so this article lives on our blog. That said, this comparison is based on hands-on testing of both platforms. I will walk through what each one does well and where the differences are, so you can choose the tool that fits the way you work. As a DealMachine employee, I have access to our highest tiered plan (Pro Plus). All features in this tier are also available in the middle tiered plan (Pro). I tested this against REsimpli's Pro plan (middle tier). The only feature not included in this tier is a dedicated account manager.

Below, I will cover eight areas: List Building, Lead Management, Marketing Outreach, Driving for Dollars, AI Features, Functionality and Scope, Interface and Usability, and finally, Pricing. There are summary tables at the end if you want a quick side-by-side view.

List Building

Building targeted lead lists is how most investors scale beyond driving. Both platforms let you create lists based on property and owner criteria, but the approach and depth differ.

REsimpli

REsimpli's List Builder is primarily search-based. In REsimpli's list-building tool, users are initially brought to a general map of the country, where the first search by address, zip, city, or county. From there, a list of 52 filters can be used to narrow down your particular search. This works well for investors who think in terms of data filters rather than geography.

There are large, red icons to mark properties included in your search, but they are limited to 50 at a time. Going to the next page will bring up another 50, but there doesn't seem to be a determining factor for the order they will appear in. Only after clicking "Select Records" (or selecting properties from the list) will an additional "Select Action" button allowing you to push to list stacking or export to a CSV file. 

As you create filters, you will be prompted to save them. Once you do, they will appear above the map. Be descriptive in the name or it's easy to lose track of what filters you have on. You can choose not to save your specifications, but there will be no indication as to what your map is showing unless you select "Manage Filter".

REsimpli has a dashboard for everything, and list stacking is no exception. Information including total records, marketing reach, phone number breakdowns and owner type are cleanly laid out in color-coded graphs. Besides the dashboard, the "List Stacking" page has tabs for property addresses (where all of your search results live), an import log, skip tracing (with items broken down into .csv files for easy exporting), an export log, tags, and lists. The organization is very clean, but I did find the Tags and Lists tabs frustrating. Both give information for your titled entries showing marketing and conversion stats, however, none of your lists can are clickable. Users have to go back to the Property Addresses tab and apply filters based on the tags/lists.

DealMachine

DealMachine's List Builder works directly from the map. You set your filters, see the matching properties highlighted on the map in real time, and click "Build List" to pull them all in at once. There are over 700 data points available to filter by, including equity levels, ownership type, property characteristics, vacancy indicators, and more. Quick Filters group common combinations together so you can move fast without building complex searches from scratch every time.

One notable difference is map-based targeting. DealMachine lets you draw custom shapes on the map to define your own search area. This means you are not limited to zip codes, cities, or counties. You can target a specific street, a few blocks, or an irregular boundary that matches your actual market. If you know certain pockets of a neighborhood produce better deals, you can draw around exactly those blocks.

DealMachine also includes an AI Vision Builder, which uses satellite imagery and Google Street View to find properties that match criteria you describe in a text prompt. For example, you can type "properties with overgrown yards and boarded windows" and the AI will scan the area for visual matches. This adds a layer of property condition analysis that goes beyond traditional data filters.

The lists you create move directly to your "Leads" tab. From there you can either view all leads, choose individual lists, or additional filters. Selecting leads allows you to start mail, or take actions on those leads (change lead status, assign a team member to the leads, add or remove tags, export, etc.).

The Takeaway

Both platforms get you to a usable list. REsimpli's List Stacking page separates everything out while giving you a visual pulse on your marketing efforts. DealMachine offers more granularity in how you define and build those lists, especially if you prefer working visually from a map and want access to AI-powered property identification. There's less navigating involved without sacrificing any components.

Lead Management

Once your leads are in the system, you need a way to organize them, track your progress, and move deals through your pipeline. This is where the CRM-first vs. lead-gen-first design philosophies show up most clearly.

REsimpli

REsimpli was built as a CRM from the start, and it shows. The platform offers customizable pipeline stages, task assignment, call logging, and workflow automation. You can set up custom pipelines that match your exact process, whether you wholesale, flip, or buy and hold. Tasks can be assigned to team members with due dates and priorities, and activity is tracked across every lead so nothing falls through the cracks.

For investors who want a structured system to manage their deals from first contact through closing, REsimpli's CRM is well thought out. The depth of pipeline customization and workflow automation gives experienced investors more control over how their operation runs day-to-day.

The "Active Leads" page is especially impressive. Leads can be viewed in either a list or a grid. I found the grid view to be a great way to visualize exactly where each lead is currently at in your pipeline, and how those leads move from newly added to offers made. Additional filters can be added to sort your leads further.

One major thing to note, all addresses in your tags/lists will have to be sorted into your leads, or they will not appear in the mobile app. Moving addresses from List Stacking to Leads is a hassle. You will either have to manually copy and paste them or put them through a marketing function, which will only sort them into your leads if there is a response.

DealMachine

DealMachine approaches lead management as part of the same flow you use for lead generation. Your leads live in a column-based view where you can apply statuses, tags, and filters. Bulk actions let you update multiple leads at once, whether that means changing a status, assigning a lead owner, adding tags, or starting a mail campaign. There is also a global search function that scans across all fields, so you can find a lead by owner name, address, tag, or any other data point without knowing which column to look in. 

Task creation is tied directly to individual leads. You can create a task from the lead card itself, which keeps your follow-ups connected to the property they relate to. The AI assistant, Alma, is available on every property card and can help with deal analysis, comparable sales, market context, and next-step guidance. This means you can evaluate a potential deal without leaving the platform or opening a separate tool.

The Takeaway

REsimpli has a clear advantage in CRM depth, pipeline customization, and workflow automation. DealMachine has an advantage in keeping lead generation and lead management in one continuous experience. You do not need to switch between separate modules or contexts. The approach you prefer will likely depend on whether you prioritize CRM depth or a streamlined lead-to-contact workflow.

Choosing between these two is all about personal preference. If you're a visual person who needs clearly defined, organized, and separated steps/tasks/lists, then REsimpli is more for you. DealMachine is built on simplicity, speed to contact and close, and mobility. 

Marketing Outreach

Finding leads is only half the job. You also need to contact property owners, and both platforms offer tools to help with that across different channels.

REsimpli

REsimpli includes skip tracing credits with every plan. The Basic plan comes with 10,000 credits per month, and higher tiers offer up to 50,000. For many investors, it will be enough; however, it is not unlimited, so high-volume users may need to monitor their usage or purchase additional credits. 

For direct mail, REsimpli offers postcards and letters with a template library. Where REsimpli has an advantage is in its built-in SMS, ringless voicemail (RVM), and email drip campaigns. These channels are native to the platform, which means you can reach sellers through multiple touchpoints without adding a separate tool or managing integrations. This is great for investors who rely heavily on texting and cold calling as their primary outreach methods. They are hosted through Twilio, and you will have to register for A2P 10DLC, which comes with a $50 initial charge to be able to contact T-Mobile phone numbers, another $4 charge for other carriers, and an additional $10/month recurring charge.

DealMachine

DealMachine provides unlimited homeowner data on all plans at no extra cost. Phone numbers, email addresses, and mailing addresses are available on every lead card, even for properties you have not added to a list yet, eliminating the need for skip tracing. DealMachine reports an 87% overall match rate and a 95% match rate for single-family homes. The platform also includes a Private Investigator tool for hard-to-find data and LLC Owner Match for properties held by corporate entities, which is common in markets with a lot of investor-owned or inherited properties.

For direct mail, DealMachine has over 90 design options and also offers handwritten letters and door hangers. What sets DealMachine apart is its automated multi-step mail sequences. You can set up a campaign that sends a series of mailers on a schedule, so follow-ups happen automatically without you having to manage each touchpoint. DealMachine also provides a calendar view of your mail activity, spend tracking, and delivery status at the individual lead level so you always know where each contact stands.

The Takeaway

DealMachine leads in homeowner data availability with unlimited skip tracing and direct mail automation with multi-step sequences. REsimpli offers multi-channel communication with its native SMS, RVM, and email drip features. In testing, I found REsimpli's data wasn't always up-to-date, especially with properties that have recently sold. Conducting a search through both platforms returned over 100 additional listings with DealMachine using the same criteria. While REsimpli offers more ways to communicate with potential leads, outdated or missing homeowner information means you're leaving deals behind.

Driving for Dollars

Driving for Dollars is one of the most hands-on ways to find off-market deals. You drive through neighborhoods, spot distressed or vacant properties, and add them to your lead pipeline. The quality of the mobile experience matters here because you are working from your car, often in real time.

REsimpli

REsimpli does offer a Driving for Dollars feature inside its mobile app. You can track your route, log addresses, take photos, and add notes as you go. The app syncs with the REsimpli CRM, so any property you add on a drive shows up in a list when you get back to your desk. It is a functional tool that covers the basics of route tracking and property logging.

My first attempt driving for dollars with REsimpli was quickly cut short by an error screen reading, "Account Setup Pending". After searching through the desktop platform, I found that registration is required first. Users are allowed a single driver with all plans, with a cap of 500 searches. Additional users and searches can be purchased through upgraded plans. You are also given the option to automatically add a Google Street View image to your searches for $20/Mo.

Another limitation is that REsimpli's driving feature is strictly in-person. There is no option to scout neighborhoods remotely, which means every drive requires windshield time. The app handles the core workflow well, but it does not offer the same variety of drive modes or route planning tools that some investors look for.

Properties added while driving will be added to a specific list, but can't be added to "Leads" until you're back on a desktop (more on that later). The app allows you to add an image, and I will stress that you should. None of my results ever had an attached photo, making it difficult to remember one property from another when I returned to the office.

DealMachine

DealMachine was originally built around this exact use case, and the depth of the driving experience reflects that. You get multiple drive modes to match how you work: Free Drive for open-ended scouting, Drive from a List to target specific properties, and Planned Routes, which generates a GPS-optimized route to properties that match your filters.

The Camera Point-to-Add mode for capturing photos of the property as you pass by. Those photos attach directly to the lead card and can be used in your direct mail later, which tends to improve response rates because the owner sees their own property on the mailer. Available Google Street View images are included on all properties if you choose not to take your own.

DealMachine also offers Virtual Driving for Dollars, which lets you scout neighborhoods using Google Street View from your desktop or phone. This means you can drive for dollars anywhere in the country without getting in the car. If you are expanding into new markets or want to pre-screen neighborhoods before visiting, virtual driving saves significant time and fuel costs.

Both platforms track your routes so you can see where you have already been. REsimpli saves each drive as a separate entry listed by date so you can look back on details (properties added, properties skip traced, postcards sent, distance traveled, and time per session) for each session. DealMachine does this as well, but adds color-coded routes to your actual map showing you where you've already been and even how long ago that route was taken. This is especially useful if you are managing a team of drivers and need to measure performance across multiple people, or regularly follow-up in each of your markets.

The Takeaway

REsimpli covers the fundamentals of Driving for Dollars, but stops there. DealMachine provides more tools and flexibility, including virtual driving, planned routes, and multiple add modes. Your mobile experience is the same as your desktop, giving you much more comprehensive information without the need to return to the office. If Driving for Dollars is a core part of your strategy, DealMachine gives you more control both on the ground and from home.

AI Features

Both platforms have introduced AI tools, but they apply them to different parts of the investing workflow.

REsimpli

REsimpli's AI is extremely robust, especially with their Gen 2 release. AI agents are designed to handle appointment bookings, follow-up calls, instantly contact and direct new leads, handle text conversations, grade your team on their calls or meetings, rate leads by chance of conversion, and translate messages. These agents can engage with leads on your behalf, handling initial conversations and qualifying sellers before you step in. This is particularly useful for investors who receive a high volume of inbound responses and need help managing the top of their communication funnel.

All of those tools and capabilities come with a price. Adding on just one AI Copilot Agent can cost more than a Basic monthly subscription. Even with discounted bundles, investors can quickly find themselves priced out.

 

 

 

DealMachine

DealMachine's AI assistant, Alma, is available on every property card throughout the platform. Alma can help with deal analysis by pulling comparable sales, estimating after-repair value, and providing market context for any property you are evaluating. You can ask Alma questions in plain language and get actionable insights without leaving the lead card.

DealMachine also uses AI in its Vision Builder for list creation. The AI Vision Builder uses satellite imagery and Google Street View to identify properties that match visual criteria you describe in a text prompt. This applies machine learning to the property identification process in a way that goes beyond traditional database filters.

The Takeaway

REsimpli aims to have AI take work off your team's plate with task-specific agents. DealMachine's Alma works with you as a coach and scout. There's no denying REsimpli's expansive list of AI tools, but access to those tools come at a price point that will be out of reach for some investors, especially beginners.

Functionality and Scope

While there is some overlap in customer base, these two platforms are built to serve distinctly different operations.

REsimpli

REsimpli is an all-in-one platform built around CRM and operations. In addition to its lead management and marketing tools, it includes built-in accounting and bookkeeping, KPI dashboards, transaction management, cash buyer search tools, and a website builder. For investors who want their financial tracking and deal management in the same system as their leads, this is a genuine differentiator. You can track expenses, revenue, and profit margins without exporting data to a separate accounting tool.

DealMachine

DealMachine is an all-in-one platform built around lead generation and outreach. It covers Driving for Dollars, list building, unlimited homeowner data, direct mail automation, and lead management in a single workflow. Unique features include Virtual Driving for Dollars, the AI Vision Builder for list creation, the Alma AI assistant for deal analysis, and LLC Owner Match for corporate-owned properties. Every feature available on desktop is also available on the mobile app, following a mobile-first design philosophy that matters for investors who spend significant time in the field.

The Takeaway

Neither platform does everything, and that is fine. DealMachine gives you more depth on the lead generation and outreach side, and the data depth is unmatched. REsimpli gives you more depth on the CRM and back-office operations side. Knowing which part of your workflow needs the most support will help you decide.

Interface and Usability

How a platform feels when you use it day-to-day matters just as much as its feature list.

REsimpli

REsimpli is not a plug-and-play real estate software. Beginners should complete onboarding and go through any "Explainer Videos" located next to page headings. You have to set up at least a few campaigns and tags before finding properties for any search and list to function properly. A search bar near the top of the page reads, "Type anything and hit enter." It rarely returns results, and when it does, there's no discernible reason why. Many hyped features are hard to find and don't exist where it feels they naturally should. While there is a mobile app, features are limited and basic. Most tasks will need to be started and completed on desktop.

That being said, REsimpli's platform is very visually appealing. Once you find the page you're looking for, everything is clear and easy to read. The left sidebar contains attractive icons that make sense for what they are meant to represent. Hover-activated navigation leads to well-categorized flyout menus. Tools are grouped together in a way that makes sense. There is a learning curve, but once you get the hang of it, it's convenient to have everything in one place.

DealMachine

DealMachine opens to a clean, map-centric view. The map is central to most workflows, whether you are driving, building lists, or reviewing leads. Navigation is straightforward, and most actions take just a few taps or clicks. The design is built to get you from "I found a lead" to "I contacted the owner" as quickly as possible.

DealMachine holds a 4.8-star rating with over 4,900 reviews on the Apple App Store and a 4.8-star rating with over 1,800 reviews on Google Play. The mobile app mirrors the full desktop experience, so there is no feature gap between devices.

The Takeaway

DealMachine's simpler layout means less time learning the tool and more time using it. REsimpli's layout gives you more visibility into your overall operation with dashboard-level oversight. The better fit depends on whether you value speed and simplicity or comprehensive operational dashboards.

Pricing

Pricing is one of the first things investors look at when comparing tools, and both platforms structure their plans differently. Below is a breakdown of what each platform charges, what you get at each tier, and where the value differences show up.

REsimpli

REsimpli offers three plans: Basic, Pro, and Enterprise. On yearly billing, the Basic plan is $149 per month, the Pro plan is $299 per month, and the Enterprise plan is $599 per month. If you pay month to month, those prices go up to $199, $399, and $849 respectively. 

The Basic plan is designed for solo operators. The Pro plan supports teams of up to 5 people, and Enterprise covers teams of up to 10. 

One thing to keep in mind is that REsimpli's skip tracing is credit-based. The Basic plan includes 10,000 credits per month, with higher tiers offering up to 50,000. If you are doing high-volume outreach, those credits can run out, and additional credits come at an extra cost. SMS, RVM, and direct mail usage also carry per-unit charges on top of the subscription price.

DealMachine

DealMachine also offers three plans: Starter, Pro, and Pro Plus. On annual billing, the Starter plan is $99 per month ($1,190 per year), the Pro plan is $149 per month ($1,790 per year), and the Pro Plus plan is $232 per month ($2,790 per year). Monthly billing comes in at $119, $179, and $279 respectively. Annual billing saves 17%.

The Starter plan includes 1 user, up to 20,000 leads, 10,000 lead exports per month, 1 call tracking number, MLS and county comps, and mail as low as 72 cents per piece. Importantly, unlimited homeowner data (phone numbers, emails, and mailing addresses) is included on the Starter plan at no extra cost.

The Pro plan adds support for 3 users, up to 60,000 leads, 30,000 lead exports per month, 3 call tracking numbers, the real estate AI assistant Alma, route planning, mail sequences, a custom mail designer, curbside property views from Google Street View on your mailers, 10 custom fields, and mail as low as 67 cents per piece.

The Pro Plus plan scales to 6 users, up to 120,000 leads, 60,000 lead exports per month, 6 call tracking numbers, 25 custom fields, and mail as low as 62 cents per piece.

The key pricing advantage with DealMachine is that skip tracing is unlimited and free on every plan. There are no credits to track and no per-lookup charges. For investors who pull homeowner data on hundreds or thousands of properties per month, this can represent significant savings compared to a credit-based model.

The Takeaway

REsimpli positions themselves as an all-in-one platform that will save investors money by eliminating the need to have multiple software suites (bookkeeping, KPI tracking, vendor contact information, marketing). Naturally, that will bring the initial cost up. While the entry level plan is competitively priced, higher tiers become expensive, fast. REsimpli is loaded with features, but many can only be accessed with additional monthly fees, or incur extra charges when plan limits are reached. Outside of basic functions, added costs can start to outweigh the platform's value.

DealMachine's pricing is straightforward. Skip tracing is free and unlimited. Property photos are included. There are no additional fees for contacting leads. Direct mail is clearly priced. There's no need to keep track of credits. But, investors may have to pay for other software or services not included on DealMachine's platform.

It comes down to what you need, and how much you're willing to pay for it. Larger operations may need more advanced features, while smaller teams may not be able to justify the added cost.

Conclusion

Both DealMachine and REsimpli are capable platforms, and each has clear strengths. REsimpli is a strong choice for investors who want a full CRM with built-in accounting, SMS and RVM outreach, and detailed pipeline management. It brings a lot of operational tools into one place.

DealMachine is the stronger fit if your priority is finding leads and reaching property owners quickly. The combination of Driving for Dollars (including virtual drives and planned routes), unlimited homeowner data, over 700 list-building filters, and automated mail sequences covers the full pipeline from discovery to first contact. The mobile-first design also means you can do all of this from the field, not just from your desk.

Both platforms offer free trials, so the most practical next step is to test each one against your own workflow. From there, you can decide which fits the way you work.
