How to Find the Owner Behind an LLC

Learn how property records and state business filings can help identify an LLC owner, and where DealMachine company data fits.

If an LLC owns a house, start with the county assessor or recorder to identify the owner of record shown for the parcel. Assessor records can lag; when you need to confirm title, check the recorded deed or consult a qualified title professional. Then search the LLC in that state’s official business registry. DealMachine can help you find company and property records, but public filings do not always identify the person who ultimately owns or controls an LLC.

How do I confirm which LLC owns a property?

  1. Look up the property address in the county assessor’s property search or recorder’s deed records. Match the parcel and address, then note the exact legal owner name shown on the current record.
  2. If the owner is an LLC, copy its full legal name and state of formation if available. Similar company names can refer to different entities.
  3. Search that exact name in the state Secretary of State or other official business-entity registry. Review the entity’s status and any public filing details, such as a registered agent, officers, managers, or business address.
  4. Compare names and addresses across records. A registered agent receives legal notices and is not necessarily an owner. A state filing may not list members or beneficial owners.

How can DealMachine help with an LLC-owned property?

Search the property or company name in DealMachine and review the matching company and linked-property information available for that record. Company Data can include entity details, registered agents or officers, and related property records. Availability and completeness vary by record. Confirm important ownership details with the relevant public record.

What does an LLC lookup cost?

Browsing and searching are free. DealMachine data credits apply when you request chargeable property details or person reports: each unique property and each unique person count separately, and the same record is not charged twice in the same billing cycle. For example, requesting chargeable details for one property and one person uses one property credit and one person credit. Public county and state registry searches are provided by those agencies, not billed by DealMachine.

Published credit guidance does not specify a separate per-entity price for every company-data field. Check the current plan and account credit details before requesting paid records. Read how DealMachine data credits work · See current plans and start an account.

Worked example: a rental home owned by an LLC

Suppose a county deed lists “Oak Street Holdings LLC” as the owner. You confirm the parcel in county records, search the exact LLC name in the state’s business registry, and note which people or contact addresses are actually listed. You then search the address or company in DealMachine and review any matched company and property records. If you request chargeable details for one unique property and one unique person, that is one property credit plus one person credit; merely browsing or searching does not spend credits. If the public filings do not name a member or controlling person, report that as unknown instead of treating the registered agent as the owner.

Can I always find the real person behind an LLC?

No. Public records vary by state and entity, and a filing may list only a registered agent or business address. Treat an unlisted member or beneficial owner as unknown unless a reliable record identifies them.
