To find who owns a vacant-looking house, identify the parcel and check the county assessor or recorder's property records for the owner of record. A vacant appearance does not confirm that a property is vacant or for sale, and public records may not show a current mailing address or the individual behind an LLC. DealMachine can help you search property information, organize leads, and review available owner details; verify important facts before acting.

How do I find the owner of a vacant house?

  1. Identify the property. Write down its street address. If you are nearby, note visible parcel or location details, but do not enter the property or treat signs of disrepair as proof it is unoccupied.
  2. Search local public records. Look up the address through the county assessor or property appraiser to find its parcel record and listed owner. Check the county recorder for deeds and other recorded documents. Names, search tools, fees, and update timing vary by county.
  3. Cross-check the record. Compare the parcel and address across the relevant records. An assessor entry is a useful lead, not a title guarantee; consult appropriate official records or a qualified professional if ownership needs to be confirmed.
  4. Organize your research. You can search property information in DealMachine and save relevant properties to a list for follow-up. Review available owner information and confirm it against public records when accuracy matters. Available data and contact matches can vary.

What does this look like in practice?

Suppose a house on your route appears empty. Search its address in the county assessor's records, note the parcel number and owner of record, then check the recorder's site for a relevant deed. If the owner is an LLC, state business filings may offer additional information, but disclosure varies and may not identify an individual. You can save the property in a DealMachine list and review available owner details, then verify any contact information before outreach. None of these steps establishes that the owner wants to sell.

What does it cost to look up a property owner?

County record access and fees vary by location; check the county's site for its terms. In DealMachine, browsing, searching, counting results, and saving a list do not use data credits. Revealing available owner phone numbers or emails uses people credits. Some chargeable property details may use property credits separately. A property record and a person record count separately, and a record already unlocked in the current billing cycle is not charged again. Check your plan and balance before requesting chargeable details.

Example: Saving one property to a list costs no credits. Revealing contact details for one distinct owner who has not already been unlocked this cycle uses one people credit; requesting chargeable property details may also use property credits. Phone and email for the same person count as one person record.

Can an AI assistant help with a property lookup?

If you use a compatible assistant, DealMachine's MCP server can connect it to your approved workspace. Follow setup instructions for Claude or ChatGPT and Codex. The server address is mcp.dealmachine.com. Assistant support and setup vary, and MCP requests follow the same data-credit rules as other requests.

How can I tell whether a vacant-looking house is actually vacant?

A quiet or poorly maintained exterior alone cannot confirm vacancy. Check appropriate local records and rely on lawful, reliable sources for occupancy information. Do not enter the property; confirm ownership and contact details before contacting anyone, and follow applicable privacy and outreach rules.
